Rock Townsend joined forces again with Artelia to bid for the proposed redevelopment of two offices buildings in Ilford put out for public tender by LB. Redbridge. Originally conceived as a refurbishment and extension of the existing buildings, the concept design was soon discounted due to excessive design compromises and escalating costs.

Originally conceived as a refurbishment and extension of the existing buildings, the concept design was soon discounted due to excessive design compromises and escalating costs.

An alternative new-build design was developed to deliver a more efficiently, higher quality and better value development.

The proposal is a pragmatic approach to reinstating the existing street scene on two very constrained sites. Occupying a larger footprint to the buildings demolished, both buildings extends deeper into the site and extend 3 floor higher than the existing.

Both buildings are similar in the way they are arranged:

  • entrances, servicing - such as bins and bike stores, plant rooms etc are at ground floor alongside the vehicle access to the rear courtyard parking and amenity

  • the upper floor apartments are arranged around a central corridor served by a single stair and 2 lifts.

The project is Redbridge Living’s first developments on behalf of the Council to deliver new affordable, private rent and private sale homes within the borough.
