The former secondary school site in the Pin Green area of Stevenage has been transformed into a residential development comprising 86 new homes, including 80 houses and 6 apartments.

The Webb Rise masterplan features a loop road with short, shared surface cul-de-sacs, arranged in clusters and terraces. Gable-fronted houses at key points frame tree-lined roads, while recessed entrances and projecting brickwork patterns contribute to the architectural character. Of the 25% affordable homes, six apartments are designed specifically for adult independent living under HCC’s Adult Care Services.

The development is accessible via a loop road with northern and southern access points connecting to Webb Rise, with four additional access points along the road. The layout ensures active frontages along all public spaces, with larger dwellings marking the site entrances and overlooking open spaces. Buildings are positioned in varied clusters to create visual interest, and the entrance features buildings facing public open spaces.

A new public open space is situated in the north-west corner, providing surface water attenuation, an attractive setting, and opportunities for new planting. Although there is a slight shortfall in the overall provision of open space, the proximity of Hampson Park, with its recreational facilities, compensates for this, offering a suitable level of open space for the development.

The houses feature clean lines, well-proportioned windows, strong rectangular forms, and gable elevations. Clipped eaves and recessed entrances minimize visual clutter, while tall windows enhance natural lighting. The materials palette blends with the surroundings, using light textured buff brick for the houses and smooth grey concrete roof tiles. Projecting brickwork panels add depth and shadow to the façades, and timber soffits with recessed LED lighting create welcoming entrances. Both market and affordable housing share identical external materials, ensuring a cohesive appearance.
