Montague Road & South Leytonstone Regeneration, Leytonstone
This masterplan looks specifically at a particular site in the borough and how, if looked at differently, it could improve the offer currently being proposed and moreover could deliver something much bigger than a ‘quick fix’ to a specific problem.
The Fred Wigg and John Walsh towers on Montague Road in Leytonstone are currently being considered for redevelopment. This proposal offers an alternative vision that aims to generate a capital receipt for Waltham Forest, rejuvenate a neighborhood, and introduce a new focal point to the area, complementing nearby regeneration projects.
The concept revolves around increasing the site's density to rehouse existing residents and welcome new families, thereby revitalizing the community. The plan includes improving street aesthetics, providing secure parking, and allocating space for a new school. Specifically, the proposal outlines the creation of up to 550 new homes, ample parking spaces, and 5,200 square meters of additional space for a new primary school.
This redevelopment seeks to create a more vibrant, sustainable neighborhood. The goal is to ensure that the investment benefits are retained within the London Borough of Waltham Forest, allowing for reinvestment into the broader South Leytonstone area, thereby enhancing the overall quality of life and infrastructure.
