The proposal is to demolish the existing house and replace it with a building comprising 9 two-bedroom apartments arranged over 3 floors, served by a single stair and lift core.
The building is centrally located on the site to ensure the perimeter trees are protected from the proposed development. Numerous trees and groups of trees on the site form a significant visual amenity and are protected, while considerable consideration was given to the proximity of neighbouring properties, both existing and under construction.
The gable elevation design references traditional house typology while presenting a strong new architectural statement. Particular care was taken to reference some of the architectural brick detailing from the house that is being demolished, specifically the fielded herringbone brick panels and the tall floor to ceiling windows. A standing seam roof and crafted dormer windows provide a modern refined roof design that is well proportioned and scaled to emphasise the strong gable and the masonry elevations.
The stack of 3 flats per floor over 3 floors is arranged around a central lift and lobby with the stair to the front elevation with views out and natural light in. Ground floor flats open out onto their garden terraces while the upper floor flats each have inset balconies. The flats are designed to be both efficient and spacious, with double or triple aspect apartments. Future residents will share the communal gardens and car parking is located within the grounds either to the front or within a side car port. The existing driveway will be upgraded with new gates, piers, and walls fronting on to Box Lane. A new 5m runoff is proposed from the road for pulling in, while vision splays will be improved for joining the carriageway.
