The development, by Chalkdene Developments, is a joint venture between Hertfordshire County Council owned Herts Living Ltd and Morgan Sindall Investments to deliver new homes within Hertfordshire on HCC owned land.
The brownfield site, formerly a secondary school, is in the Pin Green area of Stevenage, and previously saw an outline planning consent for 67 houses granted in 2012. The site has recently been brought forward and expanded to include an additional pocket of land, and RT have developed a design for 79 houses and 6 flats for a new full planning application.
The masterplan is designed around a sweeping loop road and short shared surface cul-de-sacs. The houses are arranged in small clusters and terraces, with prominent gable fronted houses at the corners, framed by tree lined roads. Green space is created throughout the plan, in front of houses and along the street, with as many existing trees retained as possible.
The houses are traditional in appearance, with clipped, contemporary details. Recessed entrances and projecting brickwork patterns compliment the mix of houses, arranged to create a varied and characterful street scene.
